Mortgage rates today March 19, 2012 are mixed. No big moves in average mortgage rates has 10 year U.S. Treasury yields are hovering just above 2.00%. The Fed's determination to keep interest rates low for now will keep current mortgage rates low. If the economic recovery picks up steam and GDP growth increases to the 3.50% to 4.00% range you can expect mortgage rates today to increase quickly as inflation will come a concern with faster growth.

Today's mortgage rates on 30 year home loans are averaging 4.05%, a slight increase from yesterday's average 30 year mortgage rate of 4.03%. Current mortgage rates today on 30 year home loans will continue to hover around 4.00% for most of 2012.

Current mortgage rates on 15 year home loans are also higher averaging 3.32%, a decline from yesterday's average 15 year mortgage rate of 3.35%. 15 year mortgage rates have been in a tight range of 3.15% to 3.50% since late 2011 into 2012. 15 year mortgage rates will stay below 4.00% for the rest of 2012.

If you're thinking about refinancing to a 15 year loan from a 30 loan you should so do now. We probably won't see 15 year mortgage interest rates this low again in our lifetime.

Jumbo mortgage rates today are also mixed. Current 30 year jumbo mortgage rates are averaging 4.47%, a decline from yesterday's average 30 year jumbo mortgage rate of 4.50. 30 year jumbo mortgage rates have been around 4.50% since July of 2011. We don't expect to see jumbo rates on 30 year loans to move above 5.00% until 2013.

15 year current jumbo mortgage rates are averaging 3.67%, up from yesterday's average 15 year jumbo mortgage rate of 3.64%. Today's jumbo mortgage rates on 15 year home loans are not much lower since rates last fall.

Adjustable mortgage rates today are also mixed. Again no big moves in average rates since 10 year bond yields have traded in a tight range for months now. Current mortgage rates today on conforming 5 year adjustable  loans are averaging 2.89%, up from yesterday's average 5 year adjustable mortgage rate of 2.85%.

5 year jumbo adjustable rates are currently averaging 3.04%, up from yesterday's average 5 year jumbo adjustable mortgage rate of 3.00%.
